Mortgage broking FAQs

How is a broker paid?

Most home loan applications are paid for by the lender at settlement via a commission, which is fully disclosed in your Credit Quote and Credit Proposal before you sign anything. Some specialist or commercial scenarios may attract a fee — we always confirm cost up front.

Will using a broker affect my credit score?

We can do an indicative serviceability assessment and discuss options with you before any credit checks are made. A formal application does involve a credit enquiry, so we’re careful to only apply once we’ve agreed on a lender that genuinely fits.

How long does a home loan application take?

Pre-approvals typically take a few business days; full approval and settlement timelines depend on the lender, valuation and the contract. We give you a realistic estimate up front and update you as things move.

Can you help if I’ve been declined elsewhere?

Often, yes. A decline at one lender doesn’t mean you’re out of options — different lenders weigh income, employment, credit history and property type very differently. We’ll review what happened and look at lenders likely to take a different view.
